THE NUMBERS, THE NUMBERS – BRITISH COLUMBIA

BCREA reports 5,766-unit sales in March 2026, down 3.6% from March 2025. The average MLS® residential price in BC in March 2026 was down 2% at $939,846 compared to $959,236 in March 2025. NOTE: BC MLS® unit sales were 34.53 per cent lower than the ten-year average for the month of March.

BCREA Chief Economist Brendon Ogmundson said (bravely). “Improved affordability and pent-up demand should translate to an acceleration of activity, though the market will need a period of relative calm for households to build confidence.”

Year-to-date, BC Residential unit sales are down 11 per cent year-over-year at 13,595 units.

VANCOUVER AND THE FRASER VALLEY, THE PAIN

Headlines FOR March said that the markets are (only) down 3%. Ok, but you have to drill down to see what it really means. Only, the detailed March numbers – compared to previous 4 years tell the whole story in YOUR area.

The 3% decline refers to the total average price and sales of a ‘Vancouver’ market between Lions Bay and Maple Ridge this side of Fraser River. The Fraser Valley market is comprised of places like Langley, Surrey etc. the whole other side of the River. Then you drill down by each sub-market: Stronger sales in some and weaker in others. Also note what product you are comparing?

For instance in Vancouver sales are up 9% for SF (nowhere near the 3% average) but prices are down 7%. Fraser Valley condo sales are down 16%. In Vancouver condo sales are down 8% (also nowhere near 3%).

On the bright side…NEW listings are way down as much as 19% in Surrey and total active listings are also heading lower (fewer available)

It remains a buyers market. There are some strong deals. Over 30 court ordered sales – but only well priced properties are selling.

It’s a crazy world, wars, wildly gyrating markets etc. Martin Armstrong in a special discussion with Mike Campbell says his AI (Socrates) sees the possibility of a massive increase in interest rates. MASSIVE. Nobody knows…but with inflation rising, wars etc.…maybe a good bet to fix rates while you can. Oh, he also says to buy land!

VANCOUVER AND FRASER VALLEY  

Here is a 5-year MARCH 2026 over MAR 2025/2024/2023/2022 comparison.

Major Point: Vancouver SF price in MAR 2026 is down 7% to $1,999,000 over $2,133,000 in MAR 2025. (Even more below the $2,302,000 high achieved in MAR 2022 and Summer 2024.)

The Vancouver and Fraser Valley Real Estate Boards have the BEST current statistics.

FRASER VALLEY – Single Family

Major Point:

Fraser Valley. SF and condo sales are well down over 2025 and way down over previous years. But NEW condo listings are also down by 19% and active listings down by 16%. (Bottom forming? No panic listings by sellers).

As always, we say that there is no best deal market, there are only the best deals that you personally negotiate!

And in April 2026 you CAN EVEN NEGOTIATE HARDER – The year of the HAGGLE HARD continues! NOTE! Only well priced listings sell.

Economy produces 100 houses.

Buyers have $10 million → average price = $100,000.

Now:

Same 100 houses.

But buyers now have $20 million (cheap credit, stimulus, easy money).

– average price = $200,000.

Prices don’t stay the same—they rise.

Not because houses changed … but because money increased.
