Dear Ozbuzzers

I have been writing a real estate-oriented newsletter since 1993—first weekly (Facts by Fax, Facts by Email) then monthly (Jurock Real Estate Insider), by paid subscription and always on a fixed schedule.

Over the years, I made forecasts, worried about interest rates, predicted market changes and, rather immodestly, was more often right. In 2016, I ended the paid subscription model and turned OzBuzz into something more relaxed: free, informal and published whenever the spirit—or the real-estate market—moved me.

I have happily paid the costs and enjoyed staying connected with you. But after the death of my wife, Jo, I have found myself asking a very simple question:

Why am I still doing this?

Is it because I still have something useful to say? Is it habit? Is it ego? Or am I merely trying to prove that I am still relevant?

Perhaps the honest answer is: A little of everything.

So, rather than make a permanent decision right now, I am going to take a three-month break from OzBuzz. No forecasts, no interest-rate predictions and no urgent warnings about what politicians, economists or real-estate developers may be doing next.

For three months, at least, you will have to worry about those things without me.

After the break, I will decide whether OzBuzz should return, change direction or quietly ride off into the real-estate sunset.

Thank you for reading, responding, disagreeing and occasionally telling me I was right. Having more than 31,000 subscribers is both humbling and slightly frightening.

For now, I am simply taking time to breathe, reflect and adjust to a very different chapter of my life.

And now, because OzBuzz would not be OzBuzz without “The Numbers,” here is my five-year comparison for June —one last look before I take my three-month breather.

VANCOUVER AND FRASER VALLEY

Here is a 5-year JUNE 2026 over JUNE 2025/2024/2023/2022 comparison.

VANCOUVER – Single Family

SF sales are up a strong 13% in Vancouver.

The average Vancouver SF price in JUNE 2026 is down by 5% to $1,989,000 from $2,082,000 in JUNE 2025. Even down much more below the $2,133,000 in June 2023 add the big drop to $2,347,000 (high achieved) in June 2024.

That’s a $358,000 decline in 2 years or 15% across the board.

Condo sales are up 6% in Vancouver.

The average Vancouver condo price in JUNE 2026 is down to $771,000. Down 1% over 2025 and down from $820,000 in 2024, or by $49,000.

The Vancouver and Fraser Valley Real Estate Boards have the BEST current statistics.

FRASER VALLEY – Single Family

Major Point:

SF home sales in the Fraser Valley at 476 are down by 2% over June 2026 but down by 306 units over June 2024 (782) or 35%.

The SF home price at $1,385,000 is down by $125,000 from last June 2025. But the crash in the Fraser Valley is really dramatic if we look at 2022.

Feb 2022 ($1,930,000) to June 2026 ($1,385,000) represents a drop of $545,000 or 29%!

293 Condo sales in FV are down by 14% but 50% over the 569 units sold in 2024. Condo price average stands at $486,000 down from 551,000 in June 2025. That’s down by 12%.

NOTE:

Active listings and new listings are down sharply 13% in Vancouver and 20% in FV.

That is a sign of a strengthening market.
